Payment & Cancellation Policy
Payment Terms
Down Payment: A 50% deposit is required to secure your reservation. To guarantee the booking, payment must be completed via our integrated payment system within 1 hour. If payment is not received within this timeframe, the reservation will be automatically cancelled to release the dates for other guests.
Final Balance: The remaining 50% must be settled in full no later than 30 days prior to arrival.
Last-Minute Bookings: For reservations made less than 30 days before arrival, the total amount (100%) is due immediately within the 1-hour booking window.
Security Bond: A security bond of 300 € is required for each stay. The specific handling of the bond depends on your chosen payment method and will be detailed during the checkout process.
Access: Please note that access to the property is only granted after the total payment has been confirmed and the security bond has been authorized.
Cancellation Policy
Risk-Free Cancellation: You may cancel your booking up to 30 days before arrival and receive a full refund (100%) of the amounts paid.
Late Cancellation: For cancellations made less than 30 days before arrival, or in the event of a no-show, no refund will be issued (100% cancellation fee).
Process: To request a cancellation, please simply reply to your booking confirmation email.
No-Show
A guest is considered a no-show if they have not arrived for their booking by midnight on the scheduled arrival date. In this case, no refund will be issued, there is no further claim to the accommodation, and the property may be re-let. Access at a later date is excluded.
Guest Policies & Check-in
ID Verification (Legal Obligation):
In accordance with local regulations, we require copies of valid ID cards or passports for all guests prior to arrival. Please provide these via the WhatsApp button on our website or via email (oleas@mail.de).
Self Check-in:
The PIN for the key safe will be sent to you via WhatsApp on your arrival day shortly before the check-in time.
Code Release:
Please note that the access code will only be released once the ID verification is complete and full payment has been confirmed.
Check-in: 15:00 / Check-out: 10:00
Check-out
We kindly ask you to vacate the entire property by 10:00 on your departure day, as our cleaning staff will arrive at this time.
Registered guests
The holiday home and the entire property may only be used by the persons registered in the booking. Receiving outside visitors is not permitted.
No parties
Events, parties, and celebrations of any kind are strictly prohibited.
Quiet hours
A quiet period from 21:00 to 10:00 must be observed both indoors and outdoors (terrace/garden).
Photos and videos
Taking photos, filming, or capturing any images inside the house is strictly prohibited. Commercial photography and filming are completely banned across the entire property.
Smoking
Smoking, as well as the use of vaporizers and e-cigarettes, is prohibited on the entire property (both inside the house and in the outdoor areas).
Children
Families are very welcome! Please note that parents are responsible for the supervision of their children at all times and will be held liable for any damages caused.
Parking Policy
A parking space on the property is available exclusively to guests who book the entire house
Bikes
When booking the entire house, we provide a limited number of mountain bikes as a complimentary, voluntary service. There is no general entitlement to these bikes; availability is not guaranteed for all 8 guests and they may be completely unavailable. Therefore, please ensure you inquire about current availability before booking. In the event of unavailability or mechanical defects, there is no claim for a replacement or a price reduction. Use is strictly at your own risk. External local rental shops offer bikes starting at approx. €17.00 (4 hrs) or €20.00–30.00 (8 hrs).
Extraordinary Circumstances and Changes to Services
The host reserves the right to make minor adjustments to the room allocation or property availability under extraordinary, unforeseen, or unavoidable circumstances (including, but not limited to, sudden staff shortages, illness, force majeure, or technical emergencies).
Such adjustments do not constitute a breach of contract and do not entitle the guest to a price reduction or compensation, provided that the overall functionality of the property remains unaffected and the number of available beds/rooms still fully accommodates the number of registered guests.
